The breezeway has long been one of the island’s quiet architectural triumphs. Neither fully indoors nor entirely outside, it emerged as a practical response to climate long before air conditioning became commonplace. It welcomed prevailing summer winds, offered relief from the afternoon sun, and blurred the threshold between house and landscape.
Today, many contemporary homes have traded this simple idea for expansive conditioned interiors. While comfortable, something is often lost in the process.

A modern breezeway is less a hallway than a room without boundaries. Framed by generous openings, protected from the elements, and connected to the landscape on multiple sides, it becomes the social heart of the home. Morning coffee. Bare feet after the beach. A game of cards as the afternoon storm rolls in. It is architecture that encourages lingering.
More importantly, it restores one of Fire Island’s defining qualities: a gradual transition between indoors and out. Rather than drawing a hard line between house and landscape, the breezeway allows the two to coexist.
Good architecture rarely requires grand gestures. Often, it simply asks us to reconsider ideas that have quietly served people well for generations.
